Start with the life, then define the search
Before comparing houses, write down what an ordinary Tuesday needs to look like. Which school run is acceptable? Where will you work? How often do you need to reach Lisbon? Do you want to walk to daily errands, or is a garden and greater separation from neighbours more important?
These priorities rarely point in exactly the same direction. A clear brief makes the trade-offs visible before viewings begin. It also helps a property specialist distinguish a real requirement from an attractive feature.
- Timing: an intended move date, and whether a temporary arrangement is possible.
- Household: only the practical context you are comfortable sharing.
- School: the appropriate year group, teaching pathway and a confirmed admissions conversation.
- Home: budget scope, accommodation, outdoor space and renovation tolerance.
- Daily life: commuting, walking, parking, accessibility and activities.
Compare locations by routine, not prestige
Use Cascais, Estoril, the wider Cascais municipality, Sintra and Oeiras as separate research areas, not interchangeable labels. A broad coastal search can hide very different school routes, surroundings and practical compromises.
We do not publish universal commute times or a ‘best area’ ranking. Test the exact route at the time you would use it, and visit the surrounding streets as well as the home. A place that works for a weekend can feel quite different during a school week.

Let the school question shape the geography
A school shortlist and a home shortlist should develop together. An attractive campus is not evidence of an available place. Confirm the teaching pathway, age or year group, support needs, fees and admission timing directly before allowing a school to anchor a purchase search.
